Terms & Conditions

These terms apply to bookings made via this website for stays at Parracombe Lodge, Kentisbury Grange, North Devon. By making a booking, you (the “Guest”) agree to be bound by them. Please read carefully — if anything is unclear, just drop us a line before booking.
1. The agreement
These terms form a binding contract between the Guest and Parracombe Lodge (“we”, “us”, “our”). The contract takes effect as soon as we confirm your booking by email and your payment has been received by our payment provider, Stripe.
The Guest making the booking confirms they are at least 18 years old and accepts responsibility for the conduct of all members of their party.
2. Booking and payment
- The booking total includes accommodation for the dates selected and a one-off cleaning fee. It does not include extras unless specifically stated.
- Payment is taken in full at the time of booking via Stripe. Card details are handled by Stripe and are not seen or stored by us.
- Promo and seasonal discounts are applied to the nightly rate only and are subject to the conditions set out at the point of redemption.
- All prices are in pounds sterling (GBP) and inclusive of any applicable taxes.
3. Confirmation
Once payment is successful you will receive a confirmation email to the address you provide, including your booking reference and a calendar attachment. Please check the details and contact us promptly if anything is incorrect.
4. Check-in and check-out
- Check-in: from 4:00 PM on the day of arrival.
- Check-out: by 10:00 AM on the day of departure.
- Keys are collected from Kentisbury Grange reception on arrival; please follow the signs at the estate.
- Earlier check-in or later check-out may be possible by prior arrangement and is not guaranteed.
5. Occupancy
- The Lodge sleeps a maximum of four people. The number of Guests staying at the Lodge must not exceed the number stated at the time of booking.
- Only the named Guest and their party may stay overnight at the Lodge. Day visitors are welcome by prior arrangement.
- Children are welcome and counted within the maximum occupancy.
6. Cancellation and changes by the Guest
We understand plans change. Cancellations made in writing to bookings@parracombelodge.co.uk are treated as follows:
- More than 30 days before check-in: full refund less a 10% administration charge.
- 15–30 days before check-in: 50% refund.
- Fewer than 15 days before check-in: no refund, though we will always try to re-let the dates and refund proportionately if successful.
- Date changes are treated as a cancellation followed by a new booking. We will do our best to be flexible and avoid charges where possible.
- We strongly recommend taking out travel insurance to cover unforeseen circumstances.
7. Cancellation by us
In the unlikely event that we have to cancel your booking due to circumstances beyond our control (for example, severe weather, damage to the property, or events of force majeure), we will offer you alternative dates where possible or a full refund of all monies paid. Our liability is limited to the booking total — we are not responsible for any consequential losses such as travel costs.
8. Use of the Lodge
- The Lodge must be used solely for the purposes of a holiday let by the named Guest and their party.
- The Lodge is strictly non-smoking and no vaping is permitted indoors.
- Pets are not permitted at the Lodge, out of fairness to future guests with allergies. Service animals are always welcome — please let us know in advance.
- Parties, events, and gatherings beyond the agreed party size are not permitted.
- Guests are asked to respect the peaceful nature of the location and other residents at Kentisbury Grange.
9. Hot tub and amenities
The hot tub and other amenities are provided for the enjoyment of Guests and must be used responsibly. Children must be supervised at all times. The hot tub is checked and chemically balanced regularly; please follow the instructions provided in the welcome pack. Use is at your own risk.
10. Damages and lost property
- Guests are responsible for the Lodge and its contents during their stay and will be liable for the cost of repair or replacement of any items damaged or removed beyond reasonable wear and tear.
- If any damage occurs, please let us know as soon as possible so we can address it before the next Guests arrive.
- We are not responsible for personal items left at the Lodge. Lost property will be held for 30 days and can be returned at the Guest's expense.
11. Promotional offers and discounts
From time to time we run promotional offers, discount codes, seasonal pricing, and similar incentives. These are made available entirely at our discretion and on the following basis:
- Offers and codes are valid only for the dates, stays, and conditions specified at the time of issue, and may carry minimum-stay, minimum-spend, blackout-date, or usage-cap restrictions.
- Each booking is limited to one promotional code. Codes cannot be combined with other offers, discounts, or promotions unless we explicitly say so.
- Codes have no cash value, are non-transferable, and cannot be exchanged for cash, credit, or alternative dates. They cannot be applied retroactively to bookings already confirmed.
- We may amend, suspend, or withdraw any offer or code at any time, including before its stated end date, without prior notice. Bookings already confirmed at a discounted rate will be honoured at the rate confirmed.
- If a booking made with a code is cancelled, the code may not be reusable, and any refund will be calculated against the discounted total actually paid (not the headline rate).
- We reserve the right to refuse, cancel, or reverse any discount where we reasonably believe an offer has been misused, obtained fraudulently, posted publicly without authorisation, or used in breach of these terms — including cancelling the underlying booking if necessary.
- Where an offer is advertised in error (for example a clearly incorrect price or discount), we reserve the right to correct the error and either honour the intended offer or cancel the affected booking with a full refund.

12. Complaints
We want every stay to be a great one. If anything is not as you expected, please tell us as soon as possible — either at Kentisbury Grange reception or by emailing hello@parracombelodge.co.uk. We will always try to put things right during your stay. Complaints raised after departure that we have not had the chance to address may be more difficult to resolve.
13. Liability
Nothing in these terms limits or excludes our liability for death or personal injury caused by our negligence, or for fraud or fraudulent misrepresentation. Subject to that, our total liability to the Guest in connection with a booking is limited to the booking total. We are not liable for any indirect or consequential losses, or for any losses arising from circumstances beyond our reasonable control.
14. Privacy
Your personal information is handled in accordance with our Privacy Policy.
15. Governing law
These terms and any contract between us are governed by the laws of England and Wales, and any dispute will be subject to the exclusive jurisdiction of the courts of England and Wales.
